Yes. Every apartment home at Parkway at 31 Apartments includes a full-size in-unit washer and dryer, making daily living more convenient and comfortable for residents.

Does Parkway at 31 Apartments have smart home features?

Yes. All apartment homes feature keyless lock entry systems on the front doors for added convenience and modern living. Residents also have the ability to install doorbell cameras. Traditional key access is still available for residents who prefer it.

How does the application process work, and is there an application fee?

$50 application fee, $150 administrative fee. Applicants read our resident selection criteria rental policy, once paying the required fees, a background check is performed, including verifying income is 3 X’s the monthly base rent in (gross income), if renting currently, a landlord verification is performed by Parkway to the prospective applicants current landlord to ensure history is positive with not only rental payment history but other factors that could potentially lead to denial.

Are there any additional fees for amenities or services?

Aside from the base rent, only Trash Removal of $10/month and Pest Control of $5/month.

Does Parkway at 31 Apartments offer storage?

Yes. Every building includes resident storage units, helping provide additional space for beach gear, seasonal items, golf equipment, and more.

Yes. Every building at Parkway at 31 Apartments is equipped with elevators for added convenience and accessibility.

Parkway at 31 Apartments offers convenient off-street parking for residents and guests throughout the community. The property was thoughtfully designed with accessibility and convenience in mind, including easy building access and elevators in every building.

Yes. Parkway at 31 Apartments offers rentable garages for residents seeking additional covered parking, vehicle protection, or extra storage space. In addition, every building includes resident storage units for added convenience.

What community events or resident programs are planned for the future?

We will have a professional service that helps plan and engage with our community, the residents to help ensure they know about events, or perks available, and to ensure satisfaction is upkept. This will begin shortly after our first move in dates.

How are maintenance requests handled, and what is the typical response time?

Residents can utilize the resident portal or call our management office directly to put in new requests or check on pending/existing requests.

Is there a concierge or front desk for package deliveries and guest assistance?

There is no front desk for package delivery, however we have a parcel locker room in our mail center, just behind our mailboxes for each individual apartment home.

HTC- Provides Internet, Cable and Land line phone service. Santee Cooper Electric provides electric service. Residents must have renters’ insurance coverage, they can choose any provider as long as it meets our minimum coverage requirements.

Is high-speed internet available? Are there any bulk deals or packages?

There are no bulk options, but HTC does provide high speed internet. Parkway at 31 offers a move in concierge that assists in setting up all utilities in preparation for your upcoming move in.

What are the move-in requirements (e.g., deposits, renter’s insurance)?

Paid Application, Administrative, Security Deposit and any move in monies due. Also proof of electric account set up in the leaseholders name as well as renters insurance.

Are there specific move-in dates or time restrictions?

Only scheduling a day Monday thru Friday currently with an expected time of arrival to ensure we can schedule the elevator for usage.

What’s the policy for decorating or making modifications to the apartment?

Decorations are allowed, however any holes in drywall are to be filled before move out and primed with paint, no physical modifications are allowed without a permission from the owner and/or reasonable accommodation is requested and approved.

What’s the process for reserving elevators or loading areas for move-in?

To avoid shut down of improper elevator usage, and to keep other residents informed that the elevator may have high usage on a specific day or block of time thru bulk messaging to our existing residents and future residents.
